*Our limited service option for new home buyers in Texas means that we have zero fiduciary responsibility towards the client, who has already chosen the new house or lot and house plan without any input from our real estate agent. In this arrangement, the client deals directly with the home builder or builder's sales team. This agreement with VastuAmerica Group establishes limited buyer representation with no liabilities to the agent, allowing the buyer to receive a cashback or rebate on the buyer's agent fees towards client’s closing costs.
*Buyers can receive up to 2% cashback based on the real estate agent's time and efforts, which includes reviewing and shortlisting homes for client review, showings, selection, the offer process, closing support, and more. As a guideline, a consulting fee of $125 per hour will be used to calculate the time and effort involved, which would be added to the total agent costs for the transaction.
*Our real estate agent will provide assistance from lot selection to building guidance, with additional consultation from VastuTruth (affiliated business) as needed.
*The selection of land and its best utilization will be based on client requirements, budget, location, and the nature of intended use, except for long-term buy and hold investments.
*Listings have the opportunity to receive up to 1% cashback, determined by the real estate agent's dedicated time and efforts throughout the entire listing process until closing. As a reference, a consulting fee of $125 per hour will be factored into the calculation of the agent's time and effort, which will be added to the total agent costs for the transaction. The cashback percentage is subject to the level of dedication and effort exerted by the agent.
